Asbestos Inspections

Where commercial and residential property asbestos inspections are requested and may include the following circumstances;
  • Material suspected to contain asbestos have been disturbed. 
  • Asbestos Containing Materials (ACM) have been disturbed and a risk assessment is required, which may also include asbestos air monitoring. 
  • Prior to refurbishment or partial demolition and materials are, suspected of containing asbestos are likely to be disturbed by work activities. 
  • The material is not identified on an existing asbestos register. 
  • During refurbishment or demolition work, suspected asbestos containing materials are uncovered and require confirmation prior to resuming work. 
  • During excavations which revealed construction/building materials suspected to contain asbestos.

Asbestos Air Monitoring – When is it Required?

Friable Asbestos Removal– An independent Licensed Asbestos Assessor (LAA), must undertake asbestos air monitoring of the asbestos removal area at the workplace. 
Non-Friable Asbestos Removal - (more than 10 sqm) – Not Mandatory, however an independent LAA or competent person must be engaged to carry out asbestos air monitoring, if required.

Asbestos or Hazardous Materials Register - What Information Does it include?

  • Location of Asbestos or Hazardous Containing Materials - (eg. Building identifier, floor number or level, room identifier etc) 
  • Photographic references. 
  • Description of product - (eg. Fibre cement sheet, vinyl floor tile, limpet insulation, Lead (Pb) based paints, synthetic mineral fibre, etc) 
  • Type of Identified Asbestos (chrysotile, amosite, crocidolite) 
  • Extent of ACM - (Quantity usually m2) 
  • Condition of hazardous Material / surface treatment
  • (a) Good (eg Sealed/painted), (b) Average (eg. Minor defects – can be managed in-situ), (c) Poor (eg. Deteriorated, damaged, debris, potential ACM fibre release)
  • Friability (Friable or Non-Friable (Bonded), Asbestos Containing Material) 
  • Risk Rating (Low, medium, high, very high) (a) Disturbance Potential/Accessibility (eg. Daily, weekly, monthly) (b) Recommended Action (Short term & long term action required to control any potential release of asbestos fibres such as access restriction and removal, sealing/encapsulation or just ongoing monitoring of conditions)
  • Inspection date/Re-inspection date

Asbestos or Hazardous Materials Management Plan - What Information Does it include?

The management plan forms part of the asbestos or hazardous materials register and provides information, regards the ongoing management of materials, identified during the initial survey. The management plan is required under legislation to be developed and implemented for the site, and regularly reviewed to eliminate or control the risk of potential exposure, i.e. airborne asbestos fibres.
